- is probably the biggest area of concern when you are buying a second property or a holiday home that you will not be occupying on a regular basis. Who will look out for all the little niggly problems, never mind the renovation or building work that you may want to do? Never fear – we can organise all of that for you.


Routine problems will occur from time to time and we have a network of resourceful contacts who can deal with most of these. We will agree a budget to work within when we set up your contract, so that you have peace of mind that minor problems will be dealt with as they arise, without us having to contact you every time something needs to be fixed. Our service is priced from €25.00 per hour (exc. TVA tax at 20%), depending on property location and the nature of the job, plus any parts or spares required. If more specialised maintenance is required, and arranged by us, this will be invoiced to you by the contractor at their usual rates.

Urgent Maintenance -

If the problem is more serious then we will contact you immediately for your instructions. Although if the property is occupied and the problem is impacting on your guest’s holiday, or causing damage to infrastructure - we may have to call in specialist help urgently. Generally, third party call-out charges are often well in excess of around €75.00 which usually includes the 1st hour on site.

Snow Clearing

We can look after your access routes and perimeter areas to prevent a dangerous build up of snow and ice, and also monitor your roofs to check for large icicles or snow cornices forming. After a major snow fall we can use our snow clearing equipment to clear your paths and access to your property, and we will monitor it throughout the season. This service is priced from €25 per hour (exc. TVA tax at 20%), depending on the location and size of the property.

Gas Bottle Exchanges

If your property uses bottled gas we can exchange these for you. You will need to have two bottles in order for us effectively supply this service – the gas always runs out right in the middle of cooking the dinner! – so a (full) spare in the property is essential. You or your guests should advise us when the second bottle has been started and we will arrange the exchange the next time we are passing. Or, if we are cleaning your property weekly we can do this on our next visit.
